Please read these Terms carefully before using our Website or engaging our services. By using our Website, or by instructing us to act on your behalf, you agree to be bound by these Terms. If you do not agree, please do not use our Website or services.
1. Use of Our Website
You may use our Website for lawful purposes only. You must not use our Website:
- In any way that breaches any applicable local, national or international law or regulation;
- To transmit any unsolicited or unauthorised advertising or promotional material;
- To knowingly transmit any data or material that contains viruses, Trojan horses or other harmful code;
- To attempt to gain unauthorised access to any part of our Website or its related systems.
We reserve the right to suspend or terminate your access to our Website at any time, without notice, if we believe you have breached these Terms.
2. Our Services
My Super Home provides a range of property services including, but not limited to:
- Residential property sales and purchase;
- Residential lettings — let-only, rent collection and fully managed;

- Conveyancing referrals;
- Probate property services.
The specific terms, fees and scope of each service will be set out in a separate written agreement or instruction letter provided to you before we begin acting on your behalf. In the event of any conflict between these Terms and a specific service agreement, the service agreement shall take precedence.
3. Valuations and Property Appraisals
Any valuation or property appraisal provided by My Super Home — whether online or in person — is provided as an opinion of value only and does not constitute a formal RICS valuation or survey. Valuations are based on current market conditions and the comparable evidence available at the time, and may change. My Super Home accepts no liability for any loss arising from reliance on a valuation or appraisal figure provided by us.
4. Fees and Payment
Our fees for each service are set out in our schedule of fees, which will be provided to you prior to instruction. Unless otherwise stated, all fees are exclusive of VAT, which will be added at the prevailing rate where applicable.
For lettings services, our fees are due and payable as follows:
- Let-Only: payable on the commencement of the tenancy;
- Rent Collection and Full Management: deducted monthly from rent collected on your behalf;
- Additional charges (such as inventory reports, safety certificates and renewal fees) are payable as incurred.
For sales services, our fees are payable on completion of the sale unless otherwise agreed in writing.
We reserve the right to charge interest on overdue amounts at a rate of 8% per annum above the Bank of England base rate. Where you instruct us in the course of a business, statutory interest may apply under the Late Payment of Commercial Debts (Interest) Act 1998.
5. Landlord Obligations
As a landlord instructing My Super Home to let or manage your property, you confirm that you:
- Are the legal owner of the property, or are authorised to let it on behalf of the owner;
- Have obtained any necessary mortgage lender or freeholder consent to let the property;
- Will ensure the property meets all legal requirements prior to the commencement of any tenancy, including but not limited to: a valid Energy Performance Certificate (EPC rated E or above), a current Gas Safety Certificate (CP12) renewed annually, an Electrical Installation Condition Report (EICR) no more than five years old, and working smoke alarms on every storey and carbon monoxide alarms in rooms with a fixed combustion appliance;
- Will ensure the property is fit for human habitation and kept in good repair in accordance with your statutory and contractual repairing obligations;
- Hold adequate landlord buildings and, where appropriate, contents insurance;
- Will comply with any applicable HMO, selective or additional licensing requirements;
- Will protect any tenancy deposit in a government-approved scheme within the statutory time limit and provide the prescribed information, unless you have instructed us in writing to do so on your behalf.
You agree to provide us with all information and documentation we reasonably require to comply with our legal obligations, and to indemnify us against any loss arising from inaccurate or incomplete information you provide.
6. Information for Tenants
Where you are a tenant or prospective tenant, the fees we may charge are limited by the Tenant Fees Act 2019. We will only request permitted payments, such as rent, a refundable tenancy deposit (capped at five weeks' rent where the annual rent is under £50,000), a refundable holding deposit (capped at one week's rent), and certain default or variation charges as permitted by law. Lettings are conducted in accordance with current legislation, including the Renters' Rights Act 2025.
7. Client Money Protection
My Super Home is a member of a government-approved Client Money Protection (CMP) scheme, which protects landlord and tenant money we hold. Details of our membership and our handling of client money are available on request and displayed at our office as required by law.
8. Complaints and Redress
We aim to provide a high standard of service at all times. If something goes wrong, please contact us at info@mysuperhome.com so we can put it right. We operate a written complaints procedure, a copy of which is available on request.
If your complaint is not resolved to your satisfaction, you may refer it to the independent redress scheme of which we are a member. Membership of a government-approved redress scheme is a legal requirement for estate and letting agents in England.
9. Identity Checks and Anti-Money Laundering
As a provider of estate agency and related services, we are required to comply with the Money Laundering, Terrorist Financing and Transfer of Funds (Information on the Payer) Regulations 2017. We may therefore carry out identity and source-of-funds checks on our clients and, where relevant, on buyers and sellers, before and during an instruction. You agree to provide the documentation we reasonably require, and you acknowledge that we may be unable to act for you until these checks are completed satisfactorily.
10. Limitation of Liability
Nothing in these Terms excludes or limits our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot be excluded or limited under English law.
Subject to the above, we will not be liable for any loss of profit, loss of business, or any indirect or consequential loss arising out of or in connection with our services, and our total liability to you in connection with any instruction shall not exceed the fees paid by you for that instruction, except where a higher limit is required by law.
We are not liable for any failure or delay in performing our obligations where this is caused by events outside our reasonable control.
11. Intellectual Property
All content on our Website — including text, graphics, logos, images and software — is owned by or licensed to My Super Home and is protected by copyright and other intellectual property laws. You may not copy, reproduce or distribute any part of our Website without our prior written permission.
